Let’s get some traffic going!

I know what you’re thinking with Craigslists post, and it’s probably one of two things. Either “Oh! Great idea since it’s easy and doesn’t cost anything” or “it never has and never will work, just too much SPAM and no real leads.” To be honest, both of those statements have truth and we’ve going to navigate how to create a solid ad that costs you nothing!

What to Keep in Mind for Your Ad

To create something that speaks well to your audience, you really gotta plug yourself into their mind and think what value can you bring that a buyer/seller can benefit from. Too broad and mundane like the “3bed, 2bth – great location” is gonna be too vanilla and not help.  

Try the approach of… Why do they want to sell their house? How stressful is their situation? How can you help them?

Essentially, look to connect with their why. Some awesome references below for guidance, but let’s start with these titles and massage them to make ‘em your own.

Create a title that speaks to your buyer’s key reason for buying.

Your out-of-state investing buyers want to know the cash flow numbers so a post title that catches their attention…

“Turnkey property cash flowing $500/month”

Your flipping buyers want an assessment of how much work is required to flip the property so a post title that catches their attention… …

“Easy-to-fix property 50% below market, requires only $10K for a fast flip”

Your rent-to-own customers want to know that you’ll work with them on their unique financing situation so a post title that says…

“Bad credit? No problem with this beautiful rent-to-own home”

When to post?

This is always up for debate and we do have research along with experts on this topic, but generally to find what works best for your market you want to test test test. But for today, the guideline to follow is to NOT post more than 5x day and try morning vs evening post. And for the purpose of today’s challenge, just get a post or two out there 🙂
